I removed an outdated and overly complex hybrid water heating setup that combined a tankless unit with an electric tank. In its place, I installed a fully updated system, including new soldered copper lines, a reworked hot water recirculation loop, and a properly vented, up-to-code condensation and gas configuration. To meet modern plumbing code requirements and protect the system from thermal expansion, I also installed a new expansion tank. The result was a significantly more efficient, reliable, and compliant water heating system. 

After receiving a call from a rental property I manage, I arrived to find water-damaged drywall on the ceiling below an upstairs bathroom. Upon inspection, I discovered a leaking toilet elbow and a toilet flange that was set too far below the finished floor—causing the wax ring to fail and leak.

To resolve the issue, I removed the upstairs toilet and replaced the ABS closet bend. I then installed a new flange at the correct floor height and reinstalled the toilet with a fresh wax ring, ensuring a proper seal. Finally, I repaired the ceiling drywall below to restore the interior. The repair eliminated the leak at its source and brought the plumbing fixture back up to standard

After receiving a call about rusted-out sinks in a client’s master bathroom, I quickly discovered the problem went beyond surface damage. The shutoff valves were seized, and the system showed signs of a partial clog. Upon removing the drain assembly, I uncovered severe buildup and corrosion in the main drain line serving the dual sinks.

To restore proper function, I cleared the blockage, repiped the drain system using durable ABS, and replaced both rusted faucets. I also installed four new angle stop valves to ensure reliable shutoff and future serviceability. All work was completed same day, leaving the client with a fully functional and refreshed master bath.

A client needed a full remodel of their new rental room completed within a week. I successfully replaced the flooring with proper insulation, installed new baseboards, and remediated minor termite damage in the process. I also assisted in furnishing and setting up the space, delivering a clean, functional, and move-in-ready room on a tight deadline.
